Once you find the right property, we will submit a formal offer, negotiate the terms and price together. Once signed agreement is executed by both parties, earnest money will be deposited into certified escrow account and officially be Under Contract.

Due diligence

The attorney of your choice, will make accurate verification of the title, surveys, permits, taxes, and all legal documentation to ensure the property is clear and transferable.

Closing

Final documents are prepared and formally presented to both parties for revision and approval. Once final funds are transferred and confirmed received, we will proceed to sign on the assigned date, and ownership is officially recorded in your name to then present at the Registry office.

Costs, legal overview

Foreign buyers can legally own property in Honduras with full ownership rights up to .74 of an acre in your personal name, or through a creation and establishment of a Honduran Corporation for more than .75 of an acre. Procedure to establish a Honduran Corporation is easy handled by our Legal department and attorney in office, cost vary between $1,500.00 to $2,500.00 depending on the complexity of the structure.

General Typical Closing Costs are approximately 6% of the Purchase Price, 1.5% for the Government Property Transfer Tax, 1.5% for Registration Fees and between 2%–3% Attorney Fees. These costs are generally paid by the buyer unless negotiated otherwise.
